Property & Buyer Profile

Start with the higher of purchase price or market value where applicable, property type, buyer profile, purpose, and remaining lease.

Stamp duty is generally computed on the higher of purchase price or market value.
For joint purchases with different profiles, IRAS generally applies the highest applicable ABSD profile to the entire property value. This tool does not handle remission, decoupling, trust, developer, matrimonial, inheritance, or treaty-specific scenarios.
Use 999 for freehold / 999-year leasehold.

Loan & Interest Assumptions

Test both estimated repayment and a higher stress-rate repayment to understand practical holding power.

Actual LTV may be lower depending on loan count, age, tenure, property type, credit assessment, and rules at the time of application.
Use a higher rate to test repayment pressure if interest rates rise or promotional rates end.

Income, Debt & Holding Cost

Include existing obligations and monthly property costs that are often underestimated.

Used for practical cash-flow holding power. If left as 0, the tool estimates 80% of gross income.
