UProperty.sg is built for Singapore property education, policy awareness and responsible decision-making. These Terms apply to all pages, articles, calculators, tools, downloadable content, forms, images, commentaries, property education materials, market observations and other resources published on UProperty.sg.

2. About UProperty.sg and Important CEA Boundary

UProperty.sg is an independent Singapore property education and consumer awareness website founded by Andrew Koh. It provides general property education, policy awareness, planning perspectives, calculators, guides and responsible property decision-making resources.

Important CEA-safe distinction: UProperty.sg is not a licensed estate agent, property agency, CEA, HDB, URA, CPF Board, IRAS, MAS, PDPC, law firm, bank, valuation firm or Singapore Government website. It does not conduct estate agency work in its own name.

Andrew Koh is a CEA-registered real estate salesperson in Singapore. CEA Registration Number: R018334F. Registered estate agent: OrangeTee & Tie. Where regulated estate agency work is involved, such work is conducted through OrangeTee & Tie and is subject to CEA rules, OrangeTee & Tie procedures, applicable laws and proper documentation.

Unless expressly stated in a signed and valid written agreement, using this website does not create an estate agency relationship, client relationship, advisory relationship, fiduciary relationship, legal relationship, financial advisory relationship, tax advisory relationship or valuation relationship between you and UProperty.sg, Andrew Koh, OrangeTee & Tie, any contributor, representative or affiliated party.

The information on UProperty.sg is published for general educational and informational purposes only. It should not be treated as:

UProperty.sg may provide calculators, readiness tools, affordability checkers, sales proceeds estimators, CPF usage illustrations, stamp duty estimators, rental yield examples, buyer readiness scores, seller clarity tools and other educational resources.

These tools are for illustration and awareness only. Results may be incomplete, simplified, outdated, rounded, estimated or based on assumptions selected by the user. They do not guarantee bank approval, CPF usage limits, HDB eligibility, stamp duty payable, sale proceeds, rental income, investment return, market value, future property prices or transaction outcomes.

Users must independently verify all figures with official calculators, banks, CPF Board, HDB, IRAS, URA, conveyancing lawyers, tax advisers, financial advisers, mortgage advisers or other qualified professionals where applicable.

5. Official Sources and Policy Changes

Singapore property rules, CPF usage rules, stamp duties, HDB eligibility, loan regulations, cooling measures, planning rules, government policies and market data may change without notice. UProperty.sg may reference official sources, but users should always check the latest position directly with the relevant official authority.

6. Accuracy, Completeness and No Guarantee

UProperty.sg aims to publish content responsibly and accurately. However, we do not guarantee that any information on this website is complete, current, error-free, suitable for your personal circumstances or available at all times.

Market data, property prices, rental yields, government policies, project information, land prices, floor plans, launch details, transaction records, interest rates, CPF rules, tax rates and eligibility criteria may change. Any reliance on this website is at your own discretion and risk.

No property outcome, price movement, rental yield, capital appreciation, tenant demand, sale result, loan approval, CPF outcome, tax outcome, eligibility outcome, legal outcome, regulatory approval or transaction completion is guaranteed.

7. New Launches, Listings and Project Information

Any content relating to new launches, resale properties, rental properties, land prices, project reviews, location analysis, floor plans, price trends, developer information or property opportunities is provided for general education and discussion only.

Project details, availability, prices, promotions, incentives, floor areas, unit mix, layouts, maintenance fees, completion dates, tenure, approvals and other details are subject to change by developers, agencies, authorities or other relevant parties. Readers should refer to official project documents, approved sales materials, developers, appointed agencies, solicitors and professional advisers before making any decision.

Nothing on UProperty.sg should be interpreted as a promise of capital appreciation, rental yield, investment return, future sale price, guaranteed tenant demand, loan approval or successful transaction.

8. No Personalised Advice Without Proper Engagement

General comments, articles, calculators, social media posts, online replies, automated results, email replies or form responses do not constitute personalised professional advice.

Where you require property transaction representation, financial assessment, legal advice, CPF planning, tax advice, mortgage advice, valuation advice, estate planning or investment advice, you should consult the appropriate licensed, registered or qualified professional.

Any estate agency work must be conducted within the applicable CEA regulatory framework, including proper representation, disclosure, documentation and prescribed estate agency agreements where applicable.

9. Property Enquiries and No Automatic Appointment

If you submit an enquiry through UProperty.sg, you agree that Andrew Koh, CEA Registration No. R018334F, a CEA-registered real estate salesperson with OrangeTee & Tie, may use the information provided to respond to your enquiry and, where appropriate, discuss whether a formal estate agency engagement through OrangeTee & Tie may be suitable.

Important: Submitting an enquiry through UProperty.sg does not by itself appoint UProperty.sg, Andrew Koh, OrangeTee & Tie, any salesperson or any licensed estate agent as your property agent. A proper estate agency engagement, where applicable, must be separately agreed and documented.

Submission of a form does not guarantee a response, acceptance of engagement, service availability, loan eligibility, property availability, successful negotiation or transaction outcome.

10. Personal Data, Privacy and Marketing Communication

Personal data submitted through this website will be handled in accordance with applicable Singapore personal data protection requirements and the UProperty.sg Privacy Policy.

You should not submit NRIC copies, passport copies, bank statements, CPF statements, payslips, tenancy documents, Option to Purchase documents, loan documents or other sensitive documents through a general enquiry form unless there is a proper purpose and you understand why the information is needed.

Marketing messages should be handled separately from basic enquiry replies. If marketing messages are sent to Singapore telephone numbers, Do Not Call requirements may apply. Users should be given a reasonable way to withdraw marketing consent or stop receiving promotional messages.

11. Anti-Scam, Payment and Transaction Safety

UProperty.sg does not collect option fees, exercise fees, rent, rental deposits, sale proceeds, stamp duties, down payments, legal fees, valuation fees, commission or other property transaction monies through this website.

You should make property-related payments only through proper, verifiable and authorised channels. Verify payment instructions directly with the relevant official party, licensed estate agent, law firm, developer, landlord, seller, buyer, bank or government authority before making payment.

UProperty.sg is not responsible for losses arising from scams, impersonation, fraudulent payment instructions, phishing, unauthorised third-party communications or user failure to verify payment details.

12. User Responsibilities

By using UProperty.sg, you agree that you will:

  • use the website only for lawful purposes;
  • not misuse, copy, scrape, reproduce or republish website content without permission;
  • not submit false, misleading, harmful, unlawful, confidential or unauthorised information through any form;
  • not submit another person’s personal data unless you are authorised to do so;
  • not attempt to interfere with the security, availability or operation of the website;
  • not use the website to upload malware, spam, phishing content or harmful code;
  • verify important information with official sources before acting on it;
  • seek professional advice where your decision involves legal, financial, tax, CPF, HDB, loan, investment or estate agency implications.

If comments, contact forms, testimonials, story submissions, guest contributions or other public submission features are enabled, you are responsible for the content you submit.

You must not submit content that is unlawful, defamatory, abusive, misleading, discriminatory, confidential, infringing, spam-like, harmful or in breach of another person’s rights.

UProperty.sg may moderate, edit, reject, remove or restrict user-submitted content where necessary, without obligation to provide reasons.

14. Copyright and Intellectual Property

Unless otherwise stated, all original content on UProperty.sg, including text, layouts, frameworks, calculators, graphics, images, page structures, branding elements, commentary, guides and educational materials, is protected by copyright and other applicable intellectual property rights.

You may read and share links to UProperty.sg content for personal, non-commercial and informational use. You may not copy, reproduce, scrape, modify, republish, sell, distribute, upload, mirror, train systems on, or commercially exploit website content without prior written permission.

16. Website Availability, Security and Technical Risks

UProperty.sg may be updated, suspended, restricted, redesigned, corrected, removed or discontinued at any time without prior notice. We do not guarantee uninterrupted access, error-free operation or complete security of the website.

You should not attempt to gain unauthorised access to the website, server, database, forms, scripts, plugins, accounts or related systems. We may take reasonable action to protect the website, users and systems against misuse, spam, cyberattacks or unauthorised access.

17. Limitation of Liability

To the fullest extent permitted by law, UProperty.sg, Andrew Koh, contributors, representatives, affiliates and service providers shall not be liable for any loss, damage, cost, claim or consequence arising from or connected with your access to, use of, inability to use, or reliance on this website.

This includes, but is not limited to, loss arising from property decisions, financial decisions, loan outcomes, CPF usage, tax exposure, market changes, inaccurate assumptions, outdated information, technical errors, website downtime, third-party links, calculator results, user-submitted information, payment scams or reliance on general educational content.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law.

18. Indemnity

To the fullest extent permitted by law, you agree to indemnify and hold harmless UProperty.sg, Andrew Koh, contributors, representatives, affiliates and service providers from and against claims, losses, liabilities, damages, costs and expenses arising from your misuse of this website, breach of these Terms, unlawful conduct, unauthorised submissions, infringement of rights, or reliance on information without appropriate verification or professional advice.

19. No Waiver and Severability

If UProperty.sg does not enforce any provision of these Terms, this does not mean that the provision is waived. If any part of these Terms is found to be invalid, unlawful or unenforceable, the remaining parts will continue to apply to the fullest extent permitted by law.

20. Governing Law and Jurisdiction

These Terms of Use are governed by the laws of Singapore. Any dispute relating to these Terms, this website or the use of UProperty.sg shall be subject to the jurisdiction of the Singapore courts, unless otherwise required by applicable law.

21. Changes to These Terms

UProperty.sg may update these Terms of Use from time to time to reflect changes in law, regulatory guidance, website functions, business practices, technology, service providers or operational requirements.
