Upgrader Planning • Contra & Cashflow Coordination

Contra Planning Calculator Singapore

Estimate whether your sale proceeds, CPF refund, cash savings, CPF OA balance, bridging loan, and next property payment requirements can be coordinated properly when upgrading or right-sizing.

This calculator helps Singapore homeowners understand whether they may need contra planning, bridging finance, temporary cash, CPF timing checks, or professional verification before committing.

Core principle: Contra planning is not only about having enough money eventually. It is about whether the money is available at the right time, in the right account, for the right payment.

Calculate Your Contra Planning Position

Enter your sale proceeds, CPF refund, current funds, next purchase cost and timing assumptions. This calculator provides a planning estimate only and does not confirm HDB ECF, CPF use, bank loan, bridge loan, or legal completion.

1. Transaction Type
HDB contra facilities are not the same as private-property bridging arrangements.
Buying first usually increases cashflow, ABSD and bridging risk.
Select only as awareness. Approval must be verified with HDB/bank.
CPF refunds may be treated differently after age 55.
2. Sale Side Estimate
Use realistic sale price or accepted offer amount.
Check with HDB or bank.
CPF principal used + accrued interest + pledged amount if applicable.
Service fee, legal/admin, SSD, resale levy, moving, repairs or other seller costs.
Use a conservative amount. If 55 and above, verify available CPF with CPF Board.
Approximate days before sale proceeds and CPF refund may be available.
3. Current Funds
Cash available before sale completion.
CPF available now before sale refund.
Only include if bank or HDB arrangement is being considered.
Cash you do not want to use for the purchase.
4. Next Purchase Requirement
Use purchase price or target price.
Leave blank if same or unknown.
Use bank/HDB estimate, not final approval.
Include BSD and ABSD if applicable.
Cash needed before sale proceeds are available.
Legal, valuation, renovation, furniture, mover and transition costs.

How This Contra Planning Calculator Works

The calculator separates your position into two views: what you may have eventually after selling, and what you have available before sale completion.

1. Sale Proceeds

It estimates net cash after outstanding loan, CPF refund and seller-side costs.

2. Timing Gap

It checks whether you have enough cash, CPF and bridging support before sale proceeds are available.

3. Next Purchase

It compares your available funds against downpayment, stamp duties, option money, legal and moving costs.
