Core principle: Upgrading is not only about affordability. The timeline must also work. A buyer can be financially ready but still face pressure if sale proceeds, CPF refunds, keys, completion dates, or ABSD remission deadlines are not aligned.

Plan Your Sale and Purchase Timeline

Enter your estimated sale and purchase dates. Use HDB acceptance date for HDB resale where applicable, and contractual or lawyer-advised trigger dates for private property.

1. Upgrade Sequence
Buying first may create ABSD, bridging finance and cashflow pressure.

2. Sale Timeline
For HDB: estimated HDB acceptance date. For private: exercised OTP / S&P / lawyer-advised trigger.
HDB resale completion is commonly about 8 weeks after HDB acceptance.

3. Purchase Timeline
For completed property: exercised OTP/S&P. For new launch: use estimated TOP/CSC trigger or key date where relevant.

Optional. If entered, this overrides the estimated purchase completion date for housing gap calculation.
4. CPF, ABSD and Bridging Risk
If yes, do not assume CPF is available before sale completion and CPF refund processing.
Loan redemption timing should be checked with your bank or HDB.
For married couples, check IRAS remission conditions carefully.
Completed property: purchase date. Uncompleted property: TOP/CSC date, whichever is earlier.
Used to check broad ABSD remission timeline awareness.
Verify any bridging loan, repricing, redemption and financing costs with your bank.
Use a conservative holding-power buffer.

Sale proceeds may only become available after completion, loan redemption and CPF refund mechanics.
