1. Property price, market value and tax basis

IRAS basis: BSD and ABSD are each computed on the higher of the purchase price stated in the dutiable document or the property market value. They are separate taxes even though they normally use the same dutiable basis.
Do not guess merely to make the calculator work. If left blank, purchase price is used provisionally and the result is flagged for valuation verification.

Mixed-use, shophouse, residential land and apportioned-use transactions require separate tax review.

2. Financing structure

Do not use loan count for ABSD. Outstanding housing loans affect financing/LTV awareness. Residential properties owned affect ABSD. They are intentionally separate fields.
The count affects the indicative maximum LTV tier for a new bank housing loan. The remaining balance percentage does not replace this count.
Included in TDSR debt-service awareness. Enter the combined monthly repayment if there is more than one existing housing loan.
Balance ÷ existing property value. Financial-safety awareness only; it does not alter the MAS outstanding-loan count.
Examples: car loan, personal loan and credit instalments. Do not duplicate the existing housing-loan repayment entered above.
Existing housing repayment + other monthly debt.
Used for cash-flow repayment. For bank-loan TDSR/MSR awareness, the calculator separately applies at least the prevailing 4% MAS medium-term floor; HDB loan eligibility uses the prevailing HDB assessment floor.

3. Buyer profile and ABSD property count

ABSD count: enter the number of Singapore residential properties each buyer owns before this purchase. Partial and joint interests can count. Overseas residential properties are not included in the Singapore ABSD property count.
Conditional concessions are flagged for IRAS verification and are not automatically deducted.

A property can look affordable on monthly instalment alone and still create pressure through stamp duties, cash requirements, existing debt or weak reserves. Treat the result as a structured review point rather than a purchase recommendation.

  • Verify HFE / IPA and lender conditions before option, booking or purchase commitments.
  • Verify BSD / ABSD treatment where ownership, nationality, joint purchase, trust, entity or remission issues apply.
  • Keep enough post-purchase liquidity for household needs, rate changes, repairs and unexpected events.
